EFFECTIVE MANAGERIAL DECISIONS OF THE MANAGEMENT COMPANY DURING WORK WITH THE TARGET CONSUMERS OF HOUSING AND COMMUNAL SERVICES IN MEGAPOLIS
The article represents theoretical and methodological and practical aspects of management decision-making of the housing entity in the housing services market taking into account the characteristics of consumer behavior. The authors conduct a desk and field research on the stated issues, including the author`s model, developed by E. A. Tikhomirov, as well as expert interviews to identify the factors responsible for the consumer behavior. The authors identify the effective scenarios of management decisions on the basis of models for calculating key financial performance indicators of LLC “Property management company of utilities of the Oktyabrsky district" in Yekaterinburg, taking into account the factors of the consumer behavior. The paper illustrates the implemented priori ranking of these factors and their influence on management decisions, and represents a number of recommendations to improve management decision-making when dealing with consumers.
